The Federal Government has a requirement to lease office space consisting of approximately 48000 BOMA rentable square feet The office space will be a threestory buildtosuit office building to be located on approximately 3586 acres of land on the Colorado State University Campus hereinafter referred to as the Building E adjacent to the proposed Building D in the Natural Resources Research Park 2150 Centre Avenue Fort Collins Colorado A parking deck to accommodate approximately 94 parking spaces is planned The successful Offeror will enter into a ground lease with the Colorado State University and a building lease with the General Services Administration GSA The proposed building must yield approximately 43000 BOMA usable square feet for use by the tenant for personnel furnishings equipment and public use areas The building must be capable of being fully accessible to the physically handicapped must meet minimum seismic requirements and will be subject to any and all other building or construction rules regulations laws andor ordinances on the local county state and federal levels as they may apply The initial tenant will be the Forest Service Such space shall be ready for occupancy no later than May 2003 The government is seeking a 20year firm term lease
