This procurement is being conducted in accordance with FAR 63021Only one responsible source and no other supplies or services will satisfy agency requirements NAICS Code 531120 applies to this procurement This notice of intent is not a request for competitive quotes No solicitation document is available and telephone requests will not be accepted However the Government is considering alternative space if economically advantageous In making this determination the Government will consider among other things the availability of alternative space that potentially can satisfy the Government s requirements as well as costs likely to be incurred through relocating such as physical move costs replication of tenant improvements and telecommunication infrastructure and nonproductive agency downtime The Department of Veterans Affairs currently occupies medical office and related space located at 1919 Charlotte Ave Nashville TN 37212 in a lease that will be expiring The Government intends to enter into a real property succeeding lease contract for 10607 rentable square feet RSF 7857 American National Standards InstituteBuilding Owners and Managers Association ANSIBOMA with a minimum of 20 parking spaces for utilization as the Charlotte Ave CBOC lease The lease term requirement is for a total of ten 10 years four 4 years firm and six 6 years nonfirm The current lease expires on March 31 2025 Onsite parking for 20 vehicles is required with 5 of the spaces being reserved The leased space shall be in an area bordered by the following boundaries North Boundary Interstate I40 South Boundary Interstate I65 West Boundary 70S East Boundary Interstate I440 SDVOSB and VOSB firms are invited to provide information to contribute to the market research for this project SDVOSB and VOSB firms must be registered in VA s Vendor Information Pages VIP site at httpswwwvipvetbizgov and have the technical skills and financial capabilities necessary to perform the stated requirements Only SDVOSB and VOSB firms are requested to submit a Capabilities Statement to VA for review SDVOSB and VOSB firms may provide a Capabilities Statement if they are interested in participating in this project A submission checklist and information sheet are provided below for firms to fill out and submit which will serve as the firm s Capabilities Statement Capabilities Statement Will Include Company name address point of contact phone number Dunn Bradstreet number and e mail address Evidence of SDVOSB or VOSB status through registration at VIP httpswwwvipvetbizgov Evidence of ability to offer under NAICS Code 531120 and listing in the System for Award Management wwwSAMgov including a copy of the representations and certifications made in that system A summary describing at least three 3 projects of similar size and scope completed in the past five 5 years that demonstrate your company s experience designing constructing and Page 3 of 3 managing Federal leased facilities or health care facilities relevant to the project described above 3page limit Evidence of capability to obtain financing for a project of this size If desired the company may also submit a narrative describing its capability Although this notice focuses on SDVOSB and VOSB we encourage all small businesses and other interested parties to respond for market research purposes Expressions of Interest must be submitted to the Contracting Officer by 300 pm Central Time Thursday May 02 2024 response after this date will not be considered Please include the following information Building name address and location of available space Amount of offered space in Rentable Square Feet RSF and American National Standards InstituteBuilding Owners and Managers Association ANSIBOMA Building ownership information brokers or legal representatives must show written acknowledgement and permission to represent the property The Department of Veterans Affairs does not cover Broker s Fees Amount of parking available onsite Contracting Officer Martin Frazier 1639 Medical Center Parkway Suite 200 Murfreesboro TN 37129 Email MartinFraziervagov The Government is limited by law 40 USC 278a as Amended 10181 to pay no more than the appraised fair rental value for space The Department of Veterans Affairs will not pay ANY Brokers fees
